We will take residential properties in need of investment, renovate and make ready for occupation. By partnering with local charities, who will fully manage them as social housing on behalf of Avocado Homes, income will be received from rent at standard DSS rates as we act as responsible landlords. The commercial division will focus on facilitating buildings for community use, particularly church properties. We will purchase suitable commercial premises at favourable rates and develop in line with the plans of the future tenants. As sustainability is central to all we do, we will agree ongoing rent – substantially lower than other commercially based options and comparable with equivalent mortgage funding – that ensures Avocado Commercial’s operating profit and all investor bond issues are covered. Tenants will have the option to invest from the outset, with the annual valuation of each property creating opportunity for the equity stake to be increased and our long term aim is to pass full ownership of properties to the tenant organisation as soon as their funds allow. Avocado Development will focus on land and short term, turn-key residential developments, quickly completing projects to release funds for re-investment as capital into the work of Avocado Homes and Avocado Commercial. We’ll work closely with developers, contractors and traders who share our values, meaning that every project is built on our ethical and social objectives. Project-specific opportunities may be available for investors here who are willing to participate in a profit sharing arrangement instead of a fixed return available from any bond issues. Each project is set up as a Special Purpose Vehicle SPV. This allows investors to acquire capital shares in individual projects as they come on stream and then fully benefit from any capital growth. Project specific bonds or loan stock may also be offered with specific fixed rates of return in the region of 5% over the prevailing Bank of England base rate.
